331.1 Facility Modifications

A. Background

Facilities Services is charged with the responsibility to construct, renew and maintain the real property assets of the university.

B. Policy

All repairs, modifications, renewals and repairs, and additions to any university facility will be coordinated with and/or administered and supervised by the Department of Facilities Services.

C. Guidelines

1. Maintenance:

a. Routine maintenance and cleaning will be programmed and scheduled on all facilities and normally provided without charge to facility users.

b. Requests for additional services (more frequent painting, etc.) may result in charges directly to the requesting department.

c. Work will be performed by contractors supervised by Facilities Services or by in-house staff as appropriate.

2. Modifications, Renewals, Upgrades:

a. All requests for facility modifications, renewal and upgrades will be directed to Facilities Services.

b. Facilities Services personnel will help define the scope and determine feasibility as well as generate a project cost estimate.

c. The requesting budget unit head is responsible for securing funds for the project.

d. All contracts and agreements, including consultations for feasibility and design services (including interior design services), will be negotiated and awarded by Facilities Services according to industry and Furman standards.

3. Construction:

a. Facilities Services will act as the university's representative in all construction and major renovation projects and has sole authority to enter into design and construction contracts and to authorize changes to such contracts.

b. Furman University will employ an interactive programming and planning process to promote maximum user input and minimize changes once the project's design phase is complete.
